Launched in 2021, the Squirrel Monthly Income Fund aims to provide investors with a regular income return generated through exposure to a diversified portfolio of actively managed loans secured against registered first mortgages on residential property across New Zealand. The Fund's investment objective is to provide an annual return, after fees and before tax, that outperforms the 1 Year New Term Deposit Rate (>$10k) by a margin of 2.00%.
Loan exposure is obtained by investing in the Squirrel Wholesale Investment Funds scheme, whose underlying funds gain exposure through the Squirrel peer-to-peer lending platform operated by Squirrel Money Limited. Assets of the Squirrel Wholesale Funds may include exposure to fractional and whole loans, as well as cash and cash equivalents.

Investment Strategy
The Fund provides investors with exposure to the New Zealand residential property lending market by investing in the Squirrel Wholesale Investment Funds scheme, comprising the Squirrel Wholesale Home Loan Fund and the Squirrel Wholesale Construction Loan Fund. These underlying wholesale funds invest in a diversified portfolio of New Zealand residential home and construction loans through the Squirrel peer-to-peer lending platform. Investments may be made in either portions of loans (fractional loans) or entire loans (whole loans). To maintain liquidity, the Fund may also hold cash and cash equivalent investments. The investment strategy and asset allocation are regularly monitored and reviewed to ensure the Fund remains aligned with its investment objective.
